OUR PROCESS

STEP 1: Research

We perform extensive research into different markets that meet our criteria. We focus on markets that are outdoor activity destinations (mountain biking

STEP 2: Acquire

We have a strong acquisition system that connects to campgrounds and RV park owners in those markets to source off-market deals. We then perform a risk-adjusted analysis to find the ones that have good projected returns.

STEP 3: Build & Operate

We partner with glamping tent & A-frame construction companies to ensure we can get the best pricing on glamping construction. Once we convert a part of the park to glamping, we will operate the park for 3 to 5 years.

STEP 4: Hold or Refi

Depending on cash flow and the market condition, we will determine whether to continue to hold or refinance the property to optimize the passive investor return.

STEP 5: Disposition

After the hold period, we will sell the property and return the promised returns to the passive investors. The investors can then re-deploy the returns for upcoming opportunities with GlampHER.

BUSINESS PLAN

Upon closing of the park, a new name and website will be launched as well as the online booking engine. Then, the glamping tents or A-frames will be pre-ordered, delivered, and installed once the park is stabilized under our new management. The improvements includes (but not limited to):

We have partnered with a CPA with a focus in real estate. As campgrounds, RV parks, and glamping has an advantage in depreciation, we will work with you to become tax smart and make sure you are paying the least amount in taxes when investing passively with GlampHER!
